Estimates are for planning purposes only and are based on the inputs provided and industry-standard engineering assumptions. Actual savings and incentives are confirmed through an on-site audit and utility program approval.

Methodology & Assumptions

Lighting: kWh = fixtures × (Wexisting − WLED) × hours ÷ 1,000. kW demand = fixtures × (Wexisting − WLED) ÷ 1,000.

Lighting controls (NLC): kWh = post-LED kWh × controls factor (default 0.25). No demand reduction is assumed.

HVAC: kWh = tons × 12 × EFLH × (1/SEERold − 1/SEERnew). kW = tons × 12 × (1/EERold − 1/EERnew). Default EFLH 2,000 hours for Southern Nevada (editable).

Refrigeration: annual refrigeration kWh (or doors × 2,500 kWh planning estimate) × savings % (default 15%).

EMS / VEM: whole-building annual kWh × savings % (default 10%, bounded 5–15%).

VFDs: kWhbase = HP × 0.746 × load factor (0.75) ÷ motor efficiency (0.92) × hours. kWhVFD = kWhbase × (speed %)³ ÷ drive efficiency (0.97). Savings = kWhbase − kWhVFD, per motor × count. Peak kW reduction = average kW saved × 0.5 coincidence (conservative).

USES Power Shaver: savings % × connected panel kWh and kW. The % must come from verified M&V data and is verified per site through metering; no default is applied.

HVAC controls / CO2 DCV: HVAC kWh × controls % (default 10%). DCV adds ventilation share (30%) × DCV % (20%) on the remaining load.

Predictive maintenance: downtime cost per hour × hours avoided per year, reported separately as operational savings (not energy) and excluded from payback.

Water & gas: therms × % (default 5%) × gas rate; gallons × % (default 5%) × water rate per 1,000 gallons.

Financials: energy $ = kWh × rate; demand $ = kW × demand charge × 12. Ten-year savings sum each year, with optional 3% annual escalation. Incentive = kWh × admin-set $/kWh + kW × admin-set $/kW, capped at 50% of project cost (NV Energy 2026 retrofit rule). Net cost = project cost − incentive. Payback (months) = net cost ÷ (annual savings ÷ 12). ROI = annual savings ÷ net cost. SIR = present value of 15 years of savings at a 5% discount rate ÷ net cost. IRR and NPV use the same 15-year cash flows. Project cost uses editable planning defaults per fixture, ton, door, HP, sensor or square foot unless you enter a quoted cost.

CO2: metric tons = kWh × grid factor (0.0002865 t/kWh), from U.S. EPA eGRID2023 (released 2025), NWPP subregion total output emission rate of 631.7 lb CO2/MWh, which covers Nevada. Gas: therms × 0.0053 t CO2/therm (EPA).

Equivalencies (EPA Greenhouse Gas Equivalencies): passenger cars = CO2 ÷ 4.6 t/yr; tree seedlings grown 10 years = CO2 ÷ 0.060 t; homes' electricity for one year = CO2 ÷ 4.798 t.

All constants live in one editable configuration object at the top of the calculator script (calc.js), version 2026.10.

How incentives offset this

Utility capital pays for part of the upgrade

The calculator estimates an incentive from an admin-set rate per kWh and per kW, capped at 50% of project cost under NV Energy's 2026 retrofit rules. Your consultant replaces that estimate with program-specific figures after the audit.

  • We identify every eligible NV Energy prescriptive and custom incentive.
  • We stack lighting with controls to raise the incentive 20–50%.
  • We prepare and submit the application, then verify savings under IPMVP.

FAQ

Frequently asked questions

How accurate is the calculator?

It applies industry-standard engineering formulas to your inputs. It is a planning estimate; an on-site audit and utility approval confirm actual savings and incentives.

Where does the CO2 factor come from?

U.S. EPA eGRID2023, NWPP subregion (which covers Nevada): 631.7 lb CO2 per MWh. Gas uses EPA's 0.0053 metric tons CO2 per therm.

Why is predictive maintenance reported separately?

Avoided downtime is an operational saving, not an energy saving, so it is shown separately and excluded from payback.

Why is there no default for the Power Shaver?

Power Shaver savings are verified per site through metering, so we only use a percentage backed by verified M&V data.
